The Loop apartments and townhomes will be located in a largely commercial area known as the Urban Loop, the land surrounding the 90-degree bend in the interstate. The Loop, a Caliber Development project, will stand on more than 10 acres immediately east of the Home Depot on Plum Drive. The $50 million development will center around a predominantly brick four-story building that will include 215 apartments, 124 underground parking spots and about 5,300 square feet of commercial space on the ground floor, according to city documents.

An area developer is proposing to build a 28-unit, owner-occupied condominium project on an 8-acre tract located on the west side of South Jordan Creek Parkway, about one-half mile north of Booneville Road. The condo project would be similar to the recently completed Collier in Ankeny (inset), developed by Caliber Iowa.

Caliber Iowa will develop another 137 rowhouse-style townhouses on nearly 10 acres. Once built, Caliber Iowa will retain ownership of the townhouses and provide property management services. For Caliber Iowa, the row homes will be its fourth project in a one-mile radius of The Cove.

The complex will anchor Kettlestone Central, a $350 million development, planned on 160 acres that straddle Westown Parkway east of Grand Prairie Parkway in Waukee. The development by the Jensen Group and Caliber Iowa will include over 1,000 residential dwellings, restaurants, bars, retail shops, hotels and other commercial offerings as well as the two field houses.

Caliber Florida, a subsidiary of Caliber Iowa, plans a building with about 60 dwelling units on 4.34 acres of vacant commercial property at 4936 Tamiami Trail E., which is east of Thomasson Drive. This project would be the first for Caliber Florida, initiated this spring when Caliber Iowa bought the Hammock Cove property, which is part of the Sabal Bay master planned unit development. Caliber purchased the acreage for $2,205,000 in March, Collier County property records show. The parcel is next to Foxboro Sports Tavern and behind Culver’s fast-casual restaurant.

During Thursday's virtual event held by the Des Moines Business Record, Nick Jensen, owner of property development firm Caliber Iowa, chose to look on the brighter side. He noted that during the 2007-2009 Great Recession, many construction subcontractors in Des Moines did not get paid when homebuilders went out of business and banks took ownership of projects, but that this time around, there doesn't appear to be as much of a threat.
